<br />ARDEN HILLS PLANNING COMMISSION - JULY 11,2007 <br /> <br />11 <br /> <br />E. PLANNING CASE #07-017 - SITE PLAN REVIEW; HEALTH PARTNERS; 3930 <br />NORTHWOODS DRIVE <br /> <br />Mr. Lehnhoff stated the applicant has requested a site plan review for a sign deviation to <br />exceed the wall sign area limit for the building at 3930 Northwoods Drive. Staff <br />recommended approval subject to the following conditions: <br /> <br />1. The project shall be completed in accordance with the plans submitted. Any <br />significant changes to these plans, as determined by the City Planner, shall require <br />review and approval by the Planning Commission. <br /> <br />2. The applicant shall obtain a sign permit prior to installing the sign. <br /> <br />Diane Theodorski, supervisor of Health Partners, stated they continued to struggle with <br />the signage, especially with the Urgent Care facility and it was imperative that they had <br />proper signage. She noted they would not change the size of the monument sign, but <br />would change the wording to indicate there was an Urgent Care facility. She noted when <br />the building was first built the landscaping was not blocking their sign, but now it was. <br /> <br />Kathy Standing, facilities administrator for Health Partners, stated when the building was <br />built the Health Partners sign was visible, but now that the landscaping had grown, the <br />sign was not visible any longer. She indicated they wanted some ability to have the sign <br />seen from a distance. <br /> <br />Commissioner Zimmerman moved, seconded by Commissioner Thompson to <br />recommend approval of Planning Case 07-017 for a Site Plan Review at 3930 <br />Northwoods Drive based on the [mdings of fact, the submitted plans, and the two <br />conditions in the July 11, 2007 Planning Case report. <br /> <br />The motion carried unanimously (6-0). <br />
