<br />Memorandum to Dennis Trooien, Dcnnis Propel1ies <br />Subject: Traftic Study for Proposed Rcdevelopment of Arden Plaza <br />Page 4 01'6 <br />June 29, 2007 <br /> <br />buildings were assigned to the two driveways based on expected directional distribution <br />and location of each new building relative to the driveways. The following are our <br />directional distribution percentages, which are based on the cxisting traffic pattcrns for <br />Arden Plaza: <br /> <br />. 30 percent to/from the north on Lexington A venue <br />. 30 percent to/from the south on Lexington A vcnue <br />. 25 percent to/from the west on County Road E <br />. 15 percent to/from the east on County Road E <br /> <br />Figurc I shows traffic volumes for thc two driveway intersections for the following <br />scenarios: existing (2007), 2007 with full occupancy of existing uses, 2009 upon <br />completion of the proposcd redevelopment. <br /> <br />4) Trqffic Analyses. Capacity analyscs were completed at the two driveway intersections for <br />all thrce of the above scenarios using the Synchro 7 .inalysis software. Existing <br />geometrics and traffic control were used in the analysis for all three scenarios. The <br />driveway intersection on County Road E presently provides one left turn lane, one <br />through lane, and one shared through/right turn lane on the east and west approaches. <br />Then north approach is a drivcway for the Holiday Inn and provides one lane for all <br />movements. The south approach provides one shared through/left turn lane, and a short <br />right turn lane, which providcs an effective storagc length of about 50 feet. The driveway <br />intersection on Lexington A venue is a T intersection that presently provides one through <br />lane and one shared through/right turn lane on the north approach and one through lane <br />and one left turn lane on the south approach. The west approach, which serves the Arden <br />Plaza development, provides one left turn lane and a short right turn lane, which is about <br />50 feet long. Capacity analysis results are prescnted in terms of level of service (LOS), <br />which ranges from A to F. LOS A represents the best intersection operation, with very <br />little delay for each vehicle using the intersection. LOS F represents the worst <br />intersection operation with excessive delay. Motorists exiting the Arden Plaza <br />development via the driveway on County Road E presently experience LOS E and <br />movements exiting via the driveway on Lexington A venue presently experience LOS F. <br />For the 2007 scenario with full occupancy of the existing uses, exiting movements at both <br />driveways will experience LOS F. Exiting movements will continue to experience LOS <br />F at both driveways upon completion of the proposed redevelopment. <br />
