<br />Memorandum to Dennis Trooicn, Dennis Propenics <br />Subject: Traffic Study for Proposed Redevelopment of Ardcn Plaza <br />Page 6 of 6 <br />June 29, 2007 <br /> <br />RECOMMENDED MITIGATION MEASURES <br /> <br />Thc capacity analyses revealcd two principal reasons for the LOS F operation at the driveway <br />intersections: a) insufficient gaps on the mainline due to high through traffic volumes on County <br />Road E and Lexington A venue at the driveway locations and b) short storage for exiting right <br />turns. No feasible mitigation measures are available for the driveway intersections that would <br />improve the availability of gaps on the mainline for exiting motorists. However, the storage <br />lengths for right turns can be lengthened. <br /> <br />Based on the results of the capacity analyses, we rccommend that the storage length for exiting <br />right turns on the driveway on County Road E be extended to the south edge of the retail <br />building A (pharmacy), which will provide a total storage length of about 190 feet. Similarly, <br />extend the right turn lane on the driveway on Lexington A venue to the first circulation aislc <br />within the sitc, which will provide a total storage length of about 225 feet, measured from the <br />east properly line. These rccommended changes to the existing right turn storage lengths will <br />significantly reduce delays for exiting movements at both site driveways on County Road E and <br />Lexington A venue. <br />
