The addition Wll be in keeping with the regulations and <br />rules of the Hunter's Park Home Owners Association and in keeping with <br />current set- back distances already in use within the development. The property and current <br />single- family unit are located in a wonderful, wooded area; the property is within <br />the Mounds View School District, and we see the addition as a lower-impact <br />land-use approach to addressing our family's need for more space than would be <br />moving to a larger home with a bigger foot ptint or building new construction. <br /> <br />7. 1be prapaed use is perrritted uithin the zone: <br />There is no prohibition applicable to the proposed addition use. <br /> <br />Variance Request # 2: R-2 Zone Lot Coverage Requirernent <br />Any addition will be out of compliance with the current minimum lot size requirement, <br />implemented in the 1980's, given that the current structure is already out of compliance with <br />these lot size requirements. Therefore, we are requesting a variance from the lot coverage <br />requirement for total structure (principle and accessory) of 25 percent to 27.04 percent (see <br />Table Two). <br /> <br />3 <br />
