<br />IX. SETBACKS <br /> <br />A. BUILDING SETBACKS FOR A STANDARD LOT <br /> <br />City of Arden Hills' requirements for side yard setbacks on a standard lot, if applied to <br />the College, would be met. Side yard setbacks are 10 feet. The setback for the <br />portion of Lower Lake Johanna within Arden Hills is 75 feet. This setback is also met. <br /> <br />City of Roseville requirements for front, side, and rear yard setbacks on a standard <br />lot, if applied to the College, would be met. Front and rear setbacks are 30 feet and <br />side yard setbacks are 10 feet. The setback for the portion of Lower Lake Johanna <br />within Roseville is 75 feet. This setback is also met. Setbacks from a storm pond are <br />10 feet, and all storm ponds on the campus meet this requirement. <br /> <br />B. ROAD SETBACKS <br /> <br />Lydia Avenue is considered a B-Minor Arterial Road and is an MSA City Roadway. <br />Lydia Avenue fronts the College in Roseville at the corner of Snelling and Lydia. <br />There is not a specific road setback stated, but the front yard setback is 30 feet and <br />the College is well within that requirement. <br /> <br />C. LAKE SETBACKS <br /> <br />In Arden Hills, Lake Johanna and Little Lake Johanna are General Development <br />Lakes with a structure minimum setback from the ordinary high water mark of 50 feet. <br />Except for impervious walkways, no impervious surfaces shall be constructed within <br />the fifty-foot lake setback, All new construction will adhere to this requirement. <br /> <br />In Roseville, Little Lake Johanna is a Recreational Development Lake with a structure <br />setback from the water body at a minimum of 75 feet. <br /> <br />Northwestern College Master Plan <br />PUD Application Report <br /> <br />15 <br /> <br />13529.000 <br />
