Land Use and Zoning
The College is currently allowed to operate based on a Conditional
Use Permit (Roseville and Arden Hills). It would be desirable for
the College to be in a fixed 'Institutional' zoning district, so that the
governing factors of property use are set and not conditional. (Note:
a Conditional Use Permit can be withdrawn at any time if conditions
of the permit are not honored.)
Also, the College property is located in two municipalities, Roseville
and Arden Hills. The fact that they are located in two cities can exac-
erbate the College's ability to use the property to its best advantage.
(To mitigate any potential problems the College may want to explore
joint control with Roseville and Arden Hills.)
From a big picture perspective, the long range viability of NWC
should be examined in context of adjacent land use and increasing
urban pressure on the College's site.
Roseville Comprehensive Guide Plan
Comprehensive Plan
FHeam last/ Use Map
w11h 19% ReAwslepume Plr Cwempe OwAey
.M-ro"QXct
NORTHWESTERN COLLEGE CAMPUS MASTER PLAN PARTNERS & SIRNY ARCHITECTS PAGE 2.12
