The area analyzed included Rosemount's older <br />main street area as well as an assessment of the competitive impact of development along Coun- <br />ty Road 42 in Rosemount and extending west into Apple Valley, Minnesota. Maxfield quanti- <br />fied demand for each of the above components and provided recommendations regarding appro- <br />priate types of uses as well as the level of housing development that could be supported in the <br />Downtown district. Initial analysis completed February 2002. (consulting planners) completed a <br />market analysis regarding the development potential for land bordering Highway 7 in Hutching- <br />son, Minnsota. The primary objective of the market analysis was to provide the City with a mar- <br />ket-based analysis to support future land uses changes and redevelopment opportunities along the <br />Highway 7 Corridor. <br /> <br />This analysis provided the following: I) demand calculations for various real estate types; 2) <br />types of businesses that would be attracted to and supported within the development along with <br />appropriate building types, lease rates, and space requirements; 3) projected development time- <br />frame; and 4) synergies among various types of development within the Highway 7 Corridor <br />Study Area. <br /> <br />Our work approach combined market, economic and land use analysis with substantial informa- <br />tion and input from field work, market interviews and other planning and statistical work.
