<br />Sign Standard Adjustments. Adjustments to the requirements and standards for <br />the height, number, type, lighting, area, or location of a sign or signs established <br />by this Chapter may be approved through the site plan review process if the <br />following qualifying criteria of Subd. 1 or Subd. 2, and the necessary criteria of <br />Subd. 3, are met: <br /> <br />Subd.l <br /> <br />There are site conditions which require a sign adjustment to allow <br />the sign to be reasonably visible from a street immediately <br />adjacent to the site; or, <br /> <br /> <br />Subd. 2 <br /> <br />The sign adjustment will allow a sign of exceptional design or a <br />style that will enhance the area or that is more consistent with the <br />architecture and design of the site; and, <br /> <br />Subd. 3 <br /> <br />The sign adjustment will not result in a sign that is inconsistent <br />with the purpose of the zoning district in which the property is <br />located or the current land use. <br /> <br />Findinl!s of Fact <br /> <br />The Planning Commission offers the following eight findings of fact for review: <br /> <br />1. Signs are a permitted use in Sign District 2. <br />2. The proposed signs are a reasonable use on school property. <br />3. There are no conditions unique to this site that would require a sign adjustment to <br />allow the sign to be reasonably visible from a street immediately adjacent to the <br />site. <br />4. The purpose of the signage is not to be visible from public streets, but rather to <br />promote branding and visibility within the sites. <br />5. The signage plan for the schools is a district wide plan designed to provide <br />consistency throughout the district and is consistent with the design and <br />architecture ofthe sites. <br />6. The proposed signs enhance the overall visual impact ofthe sites. <br />7. The proposed signs are not inconsistent with the purpose ofthe R-I zoning <br />district or the current land use. <br />8.
