Motion to Approve Ordinance 388 in Planning Case 07-027 to Add Special Requirements to the <br />B-2: General Business District as Section 1320.085 in the Arden Hills Zoning Code as Proposed in <br />the October 29, 2007, Planning Case Report. <br /> <br />2. Motion to Approve Publishing a Summary of Ordinance 388 for the B-2 District Special <br />Requirements as Permitted by Minnesota State Statute 412.191 Subd 4. <br /> <br />Publishing a summary of Ordinance 388 requires a 4/5 approval from the Council. <br /> <br />Backl!'round <br /> <br />With recent development pressure and redevelopment proposals in the B-2 District, the City Council <br />directed Staff to draft basic design standards for the B-2 District. The B-2 District includes those <br />commercial properties that are adjacent to County Road E, Connelly Street, and Pine Tree Drive <br />between Lexington Avenue and Highway 51 (attachment 3G-1 of the report to the Planning <br />Commission). <br /> <br />The proposed standards are meant to start the discussion on what residents and businesses want in the <br />B-2 District. These standards are an interim step to creating a more unified, long-term <br />redevelopment plan for the B-2 District that may include more detailed design requirements in the <br />future. These standards are not meant to completely guide where redevelopment should occur, <br />exactly how it should look, make significant changes to the permitted or conditional uses in the <br />district, or inhibit redevelopment in the B-2 District.
