Then another office building went up next to Schoonover's, All are
increasing our volume of traffic, It is already designated as a level "E" intersection and that is with minimal traffic flow
from McGuire's which will be closing. This corner is estimated to be at a level "F" within one year and that is without
taking into consideration who will buy and renovate McGuires. To add a Walgreens will just intensify the traffic that much
more. We do not have a road system to support the traffic flow that could be generated in a few years with Walgreens
and new ownership for McGuires.

Second, we have a new Walgreens going up on the corner of 96 and Hodgsen Road - why do we need another one within
a 3 mile radius. There is resident support for Arden Pharmacy which is a locally owned and operated pharmacy and Mail
station, Residents do not want to see the loss of that store due to competition from one more national chain,

Third, how will we accommodate parking demands, That parking lot is quite busy during the day with the traffic supporting
the current mix of tenants.

Thank you for listening to resident concerns.

Sincerely,

Jan Moser
4330 Lakepoint Court
Shoreview, MN

II/I/2007
