Additionally, the Planning Commission and Council cannot indicate or offer any official <br />approvals at this time. <br /> <br />Plan Evaluation <br /> <br />The property is zoned R-I and is 2.45 acres. The subdivided lots would meet all other <br />requirements of the City Code wi1h the exception of the shared driveway access onto Cummings <br />Lane. POD subdivisions are permitted in the R-I zoning district, and can be a valuable tool for <br />the City because there is more flexibility and control than through a traditional subdivision. The <br />POD process is intended to result in a better project than would otherwise occur. All other City <br />requirements would apply to this project. <br /> <br />In typical subdivision applications, it is difficult for the City to deny the request if the application <br />meets the all of the requirements of the subdivision code. However, the City has significantly <br />more discretion for approving, denying, or requesting changes to a subdivision that is reviewed <br />through the residential POD process, particularly when the applicant is requesting flexibility <br />from the regular subdivision standards. <br /> <br />Staff Recommendation <br /> <br />S1aff does not have a recommendation at this time. <br /> <br />Notice <br /> <br />As no final action can be taken on this concept plan.
