<br />2.0 PURPOSE AND BACKGROUND <br /> <br />The purpose of this rep0l1 is to present the results of our traffic study for the proposed <br />redevelopment of Arden Plaza in the City of Arden Hills, This report represents an update and <br />replaces our previous two memorandums. This update is to account for comments raised by City <br />and County staff and at the Planning Commission meetings, This traffic study addressed the <br />following principal traffic questions: <br /> <br />a) To what exteut would the proposed redevelopment alter the total vehicle trips generated <br />by the site and to what extent would it alter the quality of traffic operations at the <br />following three intersections? <br />i. Lexington Avenue/County Road E <br />11, County Road E/site access <br />111. Lexington Avenue/site access <br /> <br />b) Would the proposed redevelopment cause any negative impacts regarding traffic safety <br />on County Road E and Lexington A venue along the frontage of the subject site and at the <br />intersection of those two roadways? <br /> <br />c) Would the current site plan provide satisfactory traffic and parking operations within the <br />site? This question focused on examiuation of the following five principal points: <br />. Overall adequacy of proposed parking supply <br />. Relatively high parking demand at the south end of the site <br />. Head-in parking along the east edge ofthe existing retail building <br />. Drive-through queuing for the proposed pharmacy <br />. Spacing betwcen County Road E and first access serving pharmacy drive-through <br />and parking <br /> <br />The subject site is located in the southwest quadrant of the County Road E/Lexington A venue <br />intersection. The site presently consists of the following uses: <br /> <br />. Three interconnected office buildings with a total gross floor area of 45,944 SF (square <br />feet) of which 29,429 SF presently is occupied and the remaining 16,515 SF is vacant. <br /> <br />. Retail building with a total gross floor area of approximately 55,500 SF (approximately <br />52,580 SF of main floor area plus 2,920 SF of mezzanine space) of which 52,500 SF <br />presently is occupied and the remaining 3,000 SF is vacant. <br /> <br />3 <br /> <br />
