Since the last Planning Commission hearing on this <br />PUD, I accepted an invitation from the development company to discuss my <br />concerns about the project with them. Some have been addressed in recent <br />design changes made to the proposed Walgreens store at the intersection of <br />County Road E and Lexington Avenue. <br /> <br />However, one item remains in the proposal that I hope you will eliminate _ <br />the monument sign at the intersection. Arden Plaza currently has two <br />monument signs, one at the intersection and one at the Lexington Avenue <br />entrance to the shopping center. The Walgreens proposal has a monument <br />sign at the intersectionl plus one at each of the two shopping center <br />entrances, for a net gain of one. <br /> <br />Given all the Walgreens signage on the exterior of the building and inside <br />the corner tower, and the elimination of existing/new trees that would <br />screen the site in the future, there is no need for the corner sign. <br />Apparently Walgreens would like a sign that has a changeable message. <br />However, such a sign is not essential to the identification or viability <br />of the store. <br /> <br />I know that the Commission and Council are sensitive to the overall look <br />of our only l'downtown" area and do not want County Road E to resemble <br />Concord Street in West St. Paul. There are already too many signs on <br />County Road E. With this PUD, we can at least hold the line on one more <br />new sign and the idea that every bit of unused space is a wasted marketing <br />opportunity. <br /> <br />Thanks I <br /> <br />Gregg Larson <br />3377 N.
