<br />ARDEN HILLS PLANNING COMMISSION - NOVEMBER 7,2007 <br /> <br />II <br /> <br />Chair Sand moved, seconded by Commissioner Zimmerman, to recommend denial of <br />Planning Case #07-018, Master Planned Unit Development, Final Planned Unit <br />Development for Phase I, Preliminary Plat, and Final Plat; Arden Plaza LLC; 3527 <br />Lexington Ave. N., on the basis of the traffic concerns that currently exist and can not be <br />mitigated, the site plan for the development does not adequately preserve as many trees as <br />possible, the traffic flow could potentially create safety problems for pedestrians, and the <br />development as it is currently proposed presents a significant negative impact on the <br />community. <br /> <br />Commissioner Thompson stated in the future even with no development, there will be <br />issues with traffic and keeping the current businesses successful. <br /> <br />Chair Sand stated it isn't an issue about Walgreen's and the pharmacies could co-exist. <br />He stated there have been discussions about the termination of the lease at Arden <br />Pharmacy. <br /> <br />Commissioner Modesette stated a successful re-development would need to happen on a <br />larger parcel at this comer to mitigate some of the concerns, but she isn't sure it is <br />appropriate to turn down a proposal that meets the framework for the City. <br /> <br />Commissioner Holewa stated the City does like and want to have new business, but the <br />drag is the traffic. <br /> <br />The motion passed 6-1 (Larson). <br /> <br />This Planning Case will be reviewed at the Monday, November 26,2007, City Council <br />meeting. <br /> <br />ORp...f1 <br />
