<br />ARDEN HILLS PLANNING COMMISSION - SEPTEMBER 5, 2007 <br /> <br />9 <br /> <br />Chair Sand inquired about the discrepancy of the elevation indicated on the survey map <br />and the topographical map. Mr. Villares stated that it is slightly higher, but not quite 2 <br />feet. <br /> <br />Chair Sand inquired about the difference in height of the roofs between the existing <br />building and the proposed building. Mr. Villares stated he didn't have that information. <br /> <br />Chair Sand stated that the appearance of the buildings from the intersection is lower than <br />they actually are. <br /> <br />Mr. Trooien stated that he doesn't think they will see the roof, but would like to gather <br />the specific information and bring it back. <br /> <br />Commissioner Thompson stated she thinks they are trying to make it an appealing site <br />and the site is highly visible from the intersection. <br /> <br />Commissioner Zimmerman inquired if there have been any preliminary calculations for <br />the landscape coverage. He stated the minimum requirement is 25% and noted his <br />concern that the Walgreens property needs to meet the 25% minimum requirement on its <br />own since it is a separate lot. Mr. Trooien stated that each site on its own does not meet <br />the 25%, but the Walgreens site has been designed to exceed it. He stated he could gather <br />the information for each site. <br /> <br />Mr. Lehnhoff stated that there is information about the building coverage areas, but not <br />the landscape areas. <br /> <br />Mr. Trooien requested that if it isn't standalone, to consider if it would be better to have <br />the landscape focused in certain areas. <br /> <br />Commissioner Zimmerman stated that under the PUD concept the entire site is <br />considered. He stated that it doesn't eliminate the fact that the Walgreens will be a stand- <br />alone property and would have the potential to be sold and the landscape removed leaving <br />the rest ofthe development short of meeting the 25% requirement. <br /> <br />Mr. Lehnhoff stated that if this was approved, the issue could be addressed in the <br />management documents of the properties including the future owners. <br /> <br />Chair Sand requested a rendering from the northeast comer of the property looking <br />southwest toward the development of the site including the landscaping materials. He <br />stated currently there are mature trees screening the view and inquired about the intent for <br />the trees. Mr. Trooien stated that they have begun to do renderings ofthat area and of the <br />plaza area. <br /> <br />
