Hwy 96 <br />Arden Hills, MN <br /> <br />"I." <br /> <br />'", ." <br /> <br />Dear Mr. Lehnhoff: <br /> <br />I spoke to you last week regarding our concern for the addition of a Grocery Store and <br />Drug store in the present Arden Hill Shopping Center: <br /> <br />As I mentioned to you, I am not a resident of Arden Hills. I am from Shoreview on the <br />other side of the Lexington Avenue, <br /> <br />We are affected by the expansion of the shopping center for Drug store and GroceI)' store <br />for the following reasons: <br /> <br />1) Traffic at the comer of Lexington and County Road E is a1r~:ady congested. It is <br />vel)' difficult to get in and out of the shopping center parking lot with the present <br />traffic. If you add a Big Box Drug store and Grocery store, it is going to be <br />dangerous for the citizens of Arden Hills and Shoreview who are being served by <br />the present businesses in the shopping center, <br />2) As you know, the traffic from YMCA, Cub Foods I Subway Shopping Center and <br />Target bring lots of traffic, Most of the cars go through County Road E & <br />Lexington. If these establishments were not there then new Grocery Store and <br />Drug Store would be welcome. But with present situation any additional traffic, <br />will affect the safety of the area. <br />3) In addition to above mentioned establishments, the Marathon Service Station <br />brings lots of traffic. <br />4) The City of Arden Hills gave permission to developer to build office building <br />beside the shopping center which was fine. Now the developer wants to change <br />the office building to drug store and grocery store. I think there are lots of issues <br />the planning commission, Council members, mayor and planner will have to <br />address regarding safety and ecological implications. <br />
