Sep 05 2007 1:53PM

ARDEN PHARMACY

651 482 0710

p.1

September -4. 2007

Mr. David Sand, Chair
Arden Hills Planning Commission
1245 W Hwy 96
Arden Hills, IAN 55112
651-792-7800

DeGr Mr. Sand;

As.. long time resident of Arden Hills, we are shocked and saddened by the proposal to put a Walgreens into the
Arden Ploza shopping center. One of the many reasons that we love Arden Hills is the small-town community feel.
We don't want or need big box, impersonal stores like Walgreens. And we certainly don't need the increased
tr4ffic nor the non-Arden Hills residents that a Walgreen$ would bring to the area.

Speaking of the tl'Gffic, have you visited the shopping center on a weekday at lunch time or after work? Yau can
literally wait minutes to turn from either County Rd E or Lexington Ave into the shopping center, and it's worse
trying to make a left Mnd turn to get out of the shopping center. !ncreasing the space for people to wait to get
out of the shopping center is NOT a solutionll !t's even worse if the gates are down for a train crossing. And if you
are getting the applicant to do a traffic study, ple4se make sure that it's during the September thru May time
frame, when tf'<lffic is "normdl" (we're sure you re4lize that the summer months produce much lighter traffic, with
school out and many people taking vaoafions.

FI'OllI talking with tnllny of my neighbors, they feel the same way. We hope that you ore taking the feelings of the
residents into consideration. We understand that some of the bU$ineSs members in Arden Plaza have expressed a
positive response to a Walgreens - but they don't live in Arden Hills and shllUld I10t get a say in what we want in
our co_unity!

Please rethink the application to bring the big box world to Arden Plaza. We don't want them, don't need them,
don't need the increased traffic - so please vote NO!!

Please alsG share this letter with MayO/' StOll Harpstead and the Cot8ICil, we would appreciate it.

Thanking you in advance for your consi deration,

~~~
3445 Glen Arden Ct
Arden Hill$, MN 55112
