<br />PLANNED UNIT DEVELOPMENT MASTER PLAN PERMIT <br />NORTHWESTERN COLLEGE CAMPUS <br />CITY OF ARDEN HILLS <br />pcn 06-037 <br /> <br />1.0 Planned Unit Development (PUD) Master Plan. This PUD Master Plan Permit is <br />dated the 10th day of December, 2007, and is issued by the City of Arden Hills, <br />a Minnesota statutory city (the "City"), to Northwestern College, a Minnesota <br />corporation, its successors and assigns ("Northwestern College"), for the <br />Planned Unit Development of the Northwestern College Campus subject to the <br />terms and conditions contained herein. <br /> <br />2.0 Recitals. <br /> <br />A. On the 25th day of September 2007, Northwestern College submitted a <br />completed application ("Application") for a PUD Master Plan Permit. <br /> <br />B. Northwestern College is the fee owner of the following described <br />property situated in Arden Hills and in Roseville, Ramsey County, <br />Minnesota (Property): <br /> <br />See Exhibit A attached <br /> <br />C. On the 3rd day of October, 2007, the Arden Hills Planning Commission <br />reviewed the Application, the reports and comments of the Arden Hills <br />staff and consultants, the comments of the Northwestern College and <br />members of the public who chose to speak, and, at the conclusion of the <br />meeting, recommended that the Arden Hills City Council approve the <br />PUD Master Plan for the Northwestern College Campus, subject to certain <br />conditions. <br /> <br />D. On the 29th day of October, 2007, the Arden Hills City Council reviewed <br />the Application, the reports and comments of the Arden Hills staff and <br />consultants, the comments of the Northwestern College representatives <br />and members of the public who chose to speak, the recommendations of <br />the Planning Commission, and approved the PUD Master Plan for the <br />Northwestern College Campus, subject to the terms and conditions <br />contained herein. <br /> <br />3.0 Terms and Conditions. <br /> <br />A. PUD Master Plan. The PUD Master Plan for the Northwestern College <br />Campus consists of the Northwestern College Master Plan, PUD <br />Application report September 10, 2007, which is retained at the City of <br />Arden Hills administrative offices and Planning Case File No. 06-037 and <br />is referred to herein as Exhibit B. <br />
