<br />DRAFT - City of Arden Hills <br /> <br />1. Introduction <br /> <br />The B-2: General Business District is the unofficial downtown of Arden Hills. A primary <br />commercial and transportation corridor in Arden Hills, the B-2 District is at the center of <br />many of the City's retail, office, and other commercial establishments. The retail uses tend <br />to serve local needs while the office buildings serve local and regional tenants. The B-2 <br />District was completely developed by the 1980s, and it has continued to serve as an <br />important business node within the City. However, the B-2 District has become a focus for <br />redevelopment in recent years as business needs have changed, the existing buildings have <br />aged, and tenants have turned over. In order to guide future redevelopment and to create <br />a long-term, unified vision for the B-2 District, the City seeks to create a small area plan <br />that addresses current and future land uses, design standards, transportation issues, <br />pedestrian improvements, landscaping, and other related issues. <br /> <br />2.
