Physical Planning and Design <br /> <br />Downtown Arden Hills has the potential for greatness because of its <br />good regional traffic and transit access, its strong base of businesses and <br />its numerous attractive buildings. <br /> <br />This section briefly outlines the major planning and design opportunities <br />and challenges facing the study area, our response and our related <br />experience with each. <br /> <br />Need <br />The physical design of the study area must reflect and support its unique <br />position in the Arden Hills region as the center of professional services <br />and specialty goods and services. There are a small number of <br />incompatible land use relationships and a few redevelopment <br />opportunities that should be addressed. <br /> <br />Response <br />Downtown Arden Hills must be unique and distinct from auto-oriented <br />districts, must be highly walkable and contain a mixture of activities <br />found nowhere else in the city. Thus, we would prepare a physical plan <br />for Downtown that incorporates these characteristics: <br />. Density <br />D Fine-grained diversity <br />. Mixture ofIand uses <br />. Appropriate parking <br />. Design guidelines for private and public properties <br />Pedestrian amenities <br />. Civic outdoor spaces; a visual center <br />Public art <br />.
