Provide adequate Iraffic flow through the downtown area. <br />2. Supply enough convenient parking for patrons and delivery trucks <br />to keep the retail and service businesses viable. <br />3. Provide comfortable and safe pedestrian circulation. <br /> <br />Response <br />Our team will work to develop a plan that balances the traffic flow and <br />pedeslrian needs of a flourishing B2 District. Our proposed <br />communication process will involve business owners and other <br />stakeholders to understand the traffic and parking issues. <br /> <br />The recent traffic study for Arden Plaza involved collecting extensive <br />traffic dala in the study area, which may be utilized with other data to <br />deternline how existing problems should be addressed and how traffic <br />patterns may change with potential redevelopment. <br /> <br />Related Experience <br />Our team includes Mike Spack, a traffic and parking expert with Spack <br />Consulting. Mr. Spack founded his firm in 2001 and has worked on <br />numerous traffic studies. Previously, Mr. Spack was the staff traffic <br />engineer for Maple Grove. He was very involved with the planning and <br />execution of the Arbor Lakes project which created a new downtown for <br />Maple Grove. He regularly coordinates traffic studies with MnlDOT and <br />is pre-qualified with them to prepare Special Traffic Studies and <br />Transportation Planning Studies. <br /> <br />Arden Hills Small Area Plan for the B2 District 3-13 <br />
