Future land use map in comprehensive plan compatible format <br /> <br />A development case study exploring various concepts for <br />development of a yet to be determined key sile(s) in the study area <br /> <br />Development Character and Design <br /> <br />Recent development in Arden Hills and the B-2 District has raised <br />concerns about context-sensitive design. Most notably building size, <br />orientation, materials, signage, and design emerged as an important <br />concern. Thus, analyses of these and other characteristics need to be <br />undertaken. <br /> <br />Recommendations will need to be made on future height, density, <br />massing, building materials, and character for mixed-use, residential, <br />office, industrial, and commercial development al different locations. <br />Design guideline recommendations should be developed as part of Ihe <br />plall. <br /> <br />This section of the study will geuerally describe desired characteristics of <br />development in the study area, such as site layout, landscaping, fencing, <br />fenestration, building materials, signage, and Iighling. Examples of <br />exemplary buildillg designs from within and outside of Ardell Hills will <br />be provided. <br /> <br />Bill Weber will draw on his organized collection of 4,500 digital images <br />of urban scenes to illustrate concepts relative to development character <br />and design. Our recent Astra Village Master Plan and Design Guidelines <br />is a good example of MFRA' s abilities in this subject. <br /> <br /> <br />Example of mixed retail and <br />residential development with a <br />pedestrian orientation in a <br />suburban location. <br /> <br /> <br />Example of multiple-use retail <br />and high-density housing with <br />an auto orientation. <br /> <br />Arden Hills Small Area Plan for the 82 District 4-3 <br />
