Neighborhood business (NS) - neighborhood business designates <br />small, isolated areas for neighborhood commercial land uses when <br />they are compatible with surrounding residential uses. <br />6. Commercial (COM) - areas designated for a broad range of retail, <br />shopping, and services to meet the needs of the community and <br />region. Compatible uses such as office buildings are also intended for <br />this area. <br />7. Office (OFC) - Predominantly administrative, professional, or clerical <br />services: includes medical clinics <br />8. Light Industrial (L1) - primarily light manufacturing andlor processing of <br />products: could include light industrial land use, distribution, <br />warehouse facilities, and offices as a secondary use. <br />9. Mixed Use Industrial (MUI) - includes light manufacturing andlor <br />processing, warehousing, distribution, and offices. <br />10. Public & Institutional (P/I) - areas designated for uses such as <br />government buildings, colleges, schools, and religious uses but not <br />medical uses. <br />11. Utility (UTL) - Public or private land occupied by a power substation, <br />water tower, municipal well, pumping station, or similar use. <br />12. Park and Open Space (P/OS) - areas designated as public parks. <br />13. Railroad right-of-way (RR) - Railroad right-of-way. <br />14. Vacant (VAC) - Private land not occupied with a building or use. <br />15. Right-of-way (ROW) - public vehicular, transit andlor pedestrian rights- <br />of-way. <br />16. Water (WAT) - includes permanently flooded open water, rivers and <br />streams, and wetlands (may not show all national wetland inventory <br />wetlands on the map). <br /> <br />6.4 Future land Use <br /> <br />While the remaining vacant land south of Highways 96 and 10 is likely to be <br />developed, the 2008 future land use data does not anticipate significant <br />changes to the developed residential areas of Arden Hills (map). Most of the <br />City's projected population, household, and employment growth will occur on the <br />proposed TCMP redevelopment.
