Revised <br /> <br />Dear Mayor and Members of the Council: <br /> <br />CMK Arden Holdings is continuing work to complete Final Plat Approval for the TRAVERSE <br />BUSINESS CENTER. <br /> <br />We had previously submitted a Park Dedication proposal on March 25, 2008, which outlined two <br />scenarios. 'rhe first included a public trail casement around the site with a wood chip trail, the second <br />scenario took into consideration the potcnlial user ofthis site may have security requirements and as such <br />eliminated the trail casement but provided i()r a S14,000 payment to the City of Arden Hills. <br /> <br />It is our understanding the City and the PTRC would prefer a sidewalk along Gateway Boulevard in lieu <br />ofthc previolls options submitted. <br /> <br />cr\/lK Arden Holdings would be willing to construe! a Sidewalk along the back side of the south curb of <br />Gateway Boulevard from the west end to the cast end and make connections to the existing ITail system. <br /> <br />Although an 8' walk has been requested, we bdieve a ()' sidcwalk would meet the needs of the users, <br />minimize hardscape. allow Cor morc green spacc, havc less impact on slope modifications, and still allow <br />for thc City's S' wide plow to service the walk by o\'erhanging the blade on the roadsidc. <br /> <br />If this is acceptable t(~ th.: ('ity. th,~ sidewalk \'.'ould be installed at the time the orllec buildings arc <br />constructed and would serve as satlsl~ring park dedication requirements. <br /> <br />It is still Ihe intention of CMK Arden Holdings to provide amenities internal to the site, which could <br />include trails and nature areas.
