Green roofs mav be counted towards the <br />minimum landscapinq requirements of a parcel, as determined by <br />Staff, based on the absorption rate and quality of the qreen roof. <br /> <br /> <br />6. Screening. All developments shall be in conformance with AIw <br />see Section 1325.05 S~b8. 2.H K. Subd. 4. <br /> <br />7. Tree Preservation. Clear cuttinq of an entire stand of trees is <br />prohibited on all parcels. All developments shall be in conformance <br />with Section 1325.055. <br /> <br />D. Landscapinq Plan. <br /> <br />t. Scope. In cases where a landscapinq plan is required by this <br />Code or bv an approval qranted bv the City, the applicant for the <br />buildinq or qradinq permit shall submit a landscape plan prepared in <br />accordance with the provisions of Appendix A of the Zoninq Code. A <br />landscape plan shall be approved by the Citv and implemented bv <br />the property owner: <br /> <br />a. For any new development or new buildinq construction in <br />any business. industrial, R-3, R-4, or I-FLEX zoninq district. and <br />planned unit developments, except as otherwise provided by <br />specific development aqreements. <br /> <br />b. For any existinq commercial. industrial, or institutional <br />buildinq or parkinq lot to be expanded bv at least ten (10) <br />percent. or at least 5.000 square feet, where an approved <br />landscape plan is not on file with the citv. In the case where a <br />plan is required under this subparaqraph, the property owner <br />mav submit a plan implementation schedule that would allow the <br />plan to be implemented over a period of three years. <br /> <br />c. No buildinq permit for any construction described in items (a) <br />and (b) of this subparaqraph shall be issued unless a iandscape <br />plan required hereunder is approved bv the city. <br /> <br />E. Performance Guarantee. <br /> <br />1. A landscape performance bond or other acceptable financial <br />surety is required for all screening or landscaping required in this <br />Code to insure completion and maintenance of all landscapinq in <br />accordance with the approved landscape plan required hereunder. <br /> <br />2. The amount of the bond or surety shall be 125% of the cost of <br />materials and installation. <br /> <br />3. The bond or surety shall be provided prior to the issuance of any <br />building or qradinq permit!> and shall be valid for one f~1I YOGr, two <br />full vears. from the date of installation, or three vears in the case of <br />an extended timeline. <br /> <br /> <br />4. For any landscapinq or screeninq that is not in accordance with <br />the approved landscapinq plan at the end of two orowino seasons. <br />the applicant shall replace the material to the satisfaction of the citv <br />before the quarantee is released.
