<br />City of Arden Hills Chapter 13 Zoning Code <br /> <br />1. Except as otherwise specifically set forth in this Section, a mixed-use <br />project within a GB District shall contain a minimum of twenty (20) <br />acres. The proposed land uses in such a proj ect and their mix, intensity <br />and relationship may require varying lot sizes within said proj ect, none of <br />which lots shall be less than five (5) acres in size except as otherwise <br />permitted herein. <br /> <br />2. Lots of less than five (5) acres within a mixed use project may be <br />permitted only when the applicant has demonstrated satisfactorily that: <br /> <br />a. The lot will be the site of a use that will be compatible with and <br />will complement and enhance existing and plarmed businesses. <br /> <br />b. The primary business of the proposed complelllentary use will <br />serve business activities within the GB District. <br /> <br />3. Single use projects, excluding service stations with retail sales and <br />services and with a car wash, shall contain a minimum area of ten (10) <br />acres. <br /> <br />4. Interior lot lines within a mixed or single use proj ect may be located to <br />allow individual ownership of specific buildings. To allow maximum <br />development creativity and flexibility, regulations such as side and rear <br />yard building and parking setbacks, F.A.R., number of parking spaces, <br />percent of landscape area, etc., may be modified for individual parcels <br />and interior lot lines. However, the regulations for these same items must <br />be met for the total mixed use or single use project area and exterior <br />project lot lines. <br /> <br />a. Minimum Building Size. To accomplish a scale of development <br />consistent with the defined purpose of the GB District, the minimum <br />ground floor area of a building other than residential uses, and for <br />service stations with retail sales and services and with a car wash, shall <br />be twenty thousand (20,000) square feet, except as otherwise regulated <br />herein. <br /> <br />b. Maximum Floor Area Ratios (F.A.R.). The total F.A.R. of a <br />Mixed-Use project shall not exceed 0.5. In order to achieve the open <br />space objectives of the GB District, mixed use projects shall conform <br />with the following relationships, F.A.R., building height, and <br />landscape lot area. <br /> <br /> <br />Section t320 - District Provisions <br />Adopted: November 13, 2006 <br />Page3! of4! <br />
