<br />City of Arden Hills Chapter 13 Zoning Code <br /> <br />detail so that it can serve as the basis for determining the conformity of <br />any site plan to the Master Plan. <br /> <br />5. Services and Facilities Component. A services and facilities <br />component shall contain map( s) setting forth the general location and <br />extent of any and all existing and proposed systems for sewage, domestic <br />water supply and distribution, refuse disposal, drainage, local utilities and <br />rights-of-way, easements, facilities and appurtenances necessary therefore. <br />In addition, it shall include a grading plan showing in sufficient detail the <br />amount and type of fill or excavation to be used to accomplish the grading <br />of the development tract, or portion thereof, the contours of the areas to be <br />graded, and provisions made for storm water drainage so that the City can <br />assess the impact of such grading upon the remainder of the development <br />tract and the surrounding neighborhoods. Said component shall also <br />contain a descriptive statement setting forth objectives, principles and <br />standards used for its formulation, as well as a detailed statement <br />describing the proposed ownership, method of operation and maintenance <br />of each such service and facility. <br /> <br />6. Construction Order Component. A construction order component <br />shall contain a map or maps setting forth the proposed chronological order <br />of construction relating each proposed use and structure to the <br />construction of the various services and facilities as may be required <br />herein. Said component shall include estimated completion dates and <br />shall specify the proposed order of request for utility release or authority <br />to occupy completed structures so as to provide a basis for determining the <br />adequacy of the related services and facilities for each separate <br />construction phase. <br /> <br />7. Additional Components. The Master Plan may include as additional <br />components, a recreation component; a public building component, <br />providing for consideration of administrative and public safety quarters; <br />and such other components indicated by the nature of the particular <br />proposed development. <br /> <br />8. Contractual Component. This component shall contain any and all <br />proposals for homeowners' agreements, covenants and restrictions <br />proposed for the development and/or management proposals and plans for <br />the development, and any other agreements or contracts affecting the <br />owner or owners of individual units or of the entire proj ect proposed under <br />the Master Plan procedure. <br /> <br />H. Final Plat. Unless the requirement for a final plat has specifically been <br />waived by the City Councilor was approved as part of the PUD Master Plan <br />in its issuance of the PUD permit, the permittee of such PUD permit shall, not <br />later than six (6) months after the date of the Council's approval of his Master <br />Plan and granting of such permit, proceed to seek the City <br /> <br />Section 1320 - District Provisions <br />Adopted: November 13, 2006 <br />Page 39 of4t <br />
