<br />City of Arden Hills <br /> <br />Chapter 13 Zoning Code <br /> <br />L. Uses that the City may determine are incompatible with its objectives <br />or with development as it may occur, thereby imposing or establishing <br />new or unforeseen standards. <br /> <br />Subd. 6 Development Standards. <br /> <br />A. Minimum project and lot size. <br /> <br />1. Except as otherwise specifically set forth in this Section, a mixed- <br />use project within a GB District shall contain a minimum of twenty <br />(20) acres. The proposed land uses in such a project and their mix, <br />intensity and relationship may require varying lot sizes within said <br />project, none of which lots shall be less than five (5) acres in size <br />except as otherwise permitted herein. <br /> <br />2. Lots of less than five (5) acres within a mixed use project may be <br />permitted only when the applicant has demonstrated satisfactorily <br />that: <br /> <br />a. The lot will be the site of a use that will be compatible with and <br />will complement and enhance existing and planned businesses. <br /> <br />b. The primary business of the proposed complementary use will <br />serve business activities within the GB District. <br /> <br />3. Single use proj ects, excluding service stations with retail sales and <br />services and with a car wash, shall contain a minimum area of ten <br />(10) acres. <br /> <br />4. Interior lot lines within a mixed or single use proj ect may be <br />located to allow individual ownership of specific buildings. To allow <br />maximum development creativity and flexibility, regulations such as <br />side and rear yard building and parking setbacks, F.A.R., number of <br />parking spaces, percent of landscape area, etc., may be modified for <br />individual parcels and interior lot lines. However, the regulations for <br />these same items must be met for the total mixed use or single use <br />project area and exterior project lot lines. <br /> <br />a. Minimum Building Size. To accomplish a scale of <br />development consistent with the defined purpose of the GB <br />District, the minimum ground floor area of a building other than <br />residential uses, and for service stations with retail sales and <br />services and with a car wash, shall be twenty thousand (20,000) <br />square feet, except as otherwise regulated herein. <br /> <br />Section 1320 & 1325 - Regarding Landscape Requirements <br />Adopted: April 28, 2008 <br />Page 14 of3l <br />
