City of Arden Hills Chaptcr13 Zoning Code <br />CITY OF ARDEN HILLS <br />RAMSEY COUNTY <br />STATE OF MINNESOTA <br />ORDINANCE NO. 2008-004 <br />AN ORDINANCE ADDING INSTITUTIONAL HOUSING AS AN INTERIM USE IN <br />THE B-2 DISTRICT <br />The Arden Hills City Council hereby ordains that Chapter 13, Section 1320.05, Land use <br />Chart is hereby amended, and Section 1320.085, Subd. 4 and Subd.11 of the Arden Hills <br />City Code are hereby added and read as follows: <br />Section 1320.085 — Special Requirements for the B-2 General Business District <br />Subd. 4. Interim uses (as specified in the Land Use Chart, Section 1320.05, for the <br />B-2 District) require an approved interim use permit prior to issuance of an <br />occupancy or building permit. Modifying a building or site as listed in Section <br />1320.085 Subd 1.A.1-7 shall also require a conditional use permit and site plan <br />review. <br />Subd. 11 Institutional Housing. Pending completion of the City's B-2 Zoning <br />District Planning Study, an existing hotel -motel use may be used for institutional <br />housing upon approval of an Interim Use Permit provided that all of the following <br />requirements are met: <br />A. Conformance with Section 1355.04 Subd 7 of the Zoning Code; <br />B. The building to be used for institutional housing meets applicable <br />building and fire codes as determined by the Fire Marshal and Building <br />Official; <br />C. Each room that has occupants on an overnight basis shall have <br />bathroom facilities within the room; <br />D. The capacity of the building shall not be exceeded; <br />E. The institutional housing shall only be used for student or faculty <br />housing. Rest homes, hospitals, sanatorium, nursing home, convalescent <br />homes, and orphan homes shall not be permitted. <br />April 14, 2008 <br />
