The objective of this provision is to improve the livability, <br />appearance, and security of properties and their relationships to one <br />another. <br /> <br />Subd. 6 Restrictions on Nonresidential Uses Located in Residential Districts. <br />In the granting of Conditional Use Permit or Planned Unit Development permits for <br />nonresidential uses other than detached single family homes (i.e. uses such as houses <br />of worship, day care facilities (over 10), residential facility (over 6), public uses, <br />schools of any kind, multiple family dwellings, boarding houses and dormitories to be <br />located in a residential district on a site of one (1) acre or more), the Council shall not <br />permit access from that site to a cul-de-sac or local street and also shall not permit <br />any structure or hard surface area to be constructed on said site closer than seventy- <br />five (75) feet from any adjacent residential lot. <br /> <br />1325.06 Requirements for Parking, Loading and Circulation. <br /> <br />Subd. 1 Off-Public Street Parking. <br /> <br />A. Area and Dimensions of Each Parking Space. For the purpose of this <br />Code, a parking space shall be not less than three hundred (300) square <br />feet per vehicle of standing and maneuvering area. Individual spaces shall <br />be at least nine (9) feet in width and eighteen (18) feet in length. <br /> <br />B. Access. All off-street parking spaces shall have access driveways and <br />access directly to public streets or alleys. Curb cuts for uses other than <br />single family homes shall require approval from the Council. The number <br />of curb cuts along arterial and collector roads shall be held to a minimum <br />whenever possible. Any residential lot, which has frontage on both a local <br />street and a collector street or a major or minor arterial (as defined by the <br />Comprehensive Plan of Arden Hills) shall gain access only from the local <br />street. <br /> <br />C. Construction Standards. <br />development: <br /> <br />These standards shall apply to all <br /> <br />1. Surfacing. Off-street parking areas and drives shall be improved <br />with a paved surface. Such areas shall be so graded and drained so as <br />to dispose of all surface water accumulation within the area as required <br />by the City and the Rice Creek Watershed District. <br /> <br />2. Curbs.
