of Arden Hills - Comprehensive Plan - DRAFT
because the 2008 existing land use data is based on actual land use while the
1998 future land use numbers were based on anticipated development.
In addition to more accurate data, which is reflected in the water coverage
Road to Grey Fox Road was vacated which reduced the amount of area used for
right-of-way. Femwood Avenue on the Boston Scientific campus, formerly
known as Guidant, was vacated while Cummings Drive was dedicated to the
City.
The current land uses on the TCAAP property are the most notable differences
from what was expected in the 1998 future land uses to the actual land uses in
2008. Since 1998, the number of acres that were anticipated to be part of the
TCAAP redevelopment has been reduced and, moreover, the redevelopment
delayed. While a specific redevelopment timeline for TCAAP has not been set,
much of the redevelopment is anticipated to occur in phases over the next ten to
twenty years depending on market conditions.
Finally, of the 131 acres of vacant land in 2008 approximately 70 acres are
zoned for residential. 40 acres are zoned commercial and 21 acres are light
industrial. The vacant land does not include the TCAAP property, which is
cur-r_ently classified as public/institutional land.
6.4 Future Land Use
DRAFT
5/1/2008
yynne regeV210prrien[ maV occur On some parcels throughout the Glty -Do
i Deleted: while the remaining vacant
significant land use changes lathe developed areas of Arden Hills are
land south of Highways 96 and m is
---
anticipated (map)- Most of the City's projected population, household, and
i likely to be developed, the
- ---—
employment growth will occur on the proposed TCAAP redevelopment. ,
Deleted: 2008 future land use data
does not anticipate
Deleted: to
Deleted: residential
Deleted: However, there are a few
potential land use changes in the
developed part of Arden Hills south of
Highway 96 and 10, which are
described in the below subsections.
Formatted: Font: (Default) Arial, 10
Pt
Formatted: Font.
