In <br />2007. the Hazelnut Park #3 subdivision and subsequent extension of Katie Lane <br />was approved. which increased the amount of land used for riqht-of-way. As part <br />of the 2005 pavement manaqement proqram. the road that connected Red Fox <br />Road to Grey Fox Road was vacated. which reduced the amount of area used for <br />riqht-of-way. Fernwood Avenue on the Boston Scientific campus. formerly <br />known as Guidant. was vacated while Cumminqs Drive was dedicated to the <br />City. <br /> <br />The current land uses on the TCAAP property are the most notable differenc.es <br />from what was expected in the 1998 future land uses to the actual land uses in <br />2008. Since 1998. the number of acres that were anticipated to be lli!ILof thi! <br />TCAAP redevelopment has been reduced and. moreover. the redevelopment <br />deiayed. While a specific redevelopment timeline for TCAAP ha~[)9t been set, <br />much of the redevelopment is anticipated to occur in phases over the next ten to <br />twenty years dependinq on market conditions. <br /> <br />Finally. of the 131 acres of vacant land in 2008. approximately 70 acres are <br />zoned for residential. 40 acres are zoned commercial. and 21 acres are liqht <br />industrial. The vacant land does not include the TCAAP property. which is <br />currentlv classified as public/institutional land. <br /> <br />6.4 Future Land Use <br /> <br />While redevelopment may occur on some parcels throuqhoutthe Ci!Yo.,OQ <br />,significant land use changes ill. the developed ,areas of Arden Hills are <br />anticipated (map).
