Two proiects have been developed under this zonino designatio!], <br />and both resulted in the construction of small office buildinos with a variety <br />of services. However. neither of the proiects focused on providino <br />neiohborhood level services. Nevertheless. the Citv seeks to maintain the <br />neiohborhood business areas and the lono-term ooal of creatino small <br />commercial areas that enhance the residential neiohborhoods, <br /> <br />6.4.6 Manufactured Home Community <br /> <br />The Arden Manor manufactured home community is an importanlSJ.QQIy <br />of affordable housing in the City. Bounded by Interstate 35W, Highway <br />96, and Highway 10, the neighborhood is facino.pressure from adjacent <br />highways and land uses. Ihe City anticipates this property will remain, as <br />a medium density residential use for the foreseeable future. <br /> <br />Althouoh complete impacts are not yet known. potential chanoes to <br />Hiohways 10 and 96 may impact the manufactured home commu,nity. Th~ <br />City is currently in the process of reviewino road desion proposals for this <br />area~ <br /> <br />6.4.7 TCAAP Redevelopment <br /> <br />As noted in Chapter 5, a land use plan for TCAAP has not yet been <br />adopted by the City; however, the City recognizes the importance and <br />potential impact of the proposed TCAAP redevelopment. Therefore, the <br />preliminary, unapproved land use data for TCAAP has been included <br />Lr:!!illD. Upon selection of a land use plan, this Comprehensive Plan will be <br />amended to reflect the approved land use designations in TCAAP. <br /> <br />The future land use map currently includes just two land uses, Mixed <br />Business and Mixed Residential (MAP). There will be institutional uses, <br />parks, wetlands, and arterial roads on the property; however, their exact <br />locations have not been determined.
