However, all future land uses will be able to accommodate <br />development aUhree .units per net residential acre, <br /> <br />There are no expected land use changes that would result in a reduction <br />in net residential density in the developed part of Arden Hills. <br />Furthermore. the remainlno vacant residential land that is.south of <br />Highway 96 and 10 is already zoned for de\teiopment that could be built at <br />.;!density"of at least three per acre. <br /> <br />The unapproved concept plan for the TCMP property includes 168 acres <br />of residential area and 1,750 residential units for a preliminary average <br />density of 10.4 units per net residential acre. This density is only <br />preliminary because wetlands, parks, and protected natural areas have <br />not been removed from the 168 acres that are anticipated to be used for <br />residential development. The densities in the residential areas will be <br />varied to allow for a variety of housing types. <br /> <br />6.4.9 Staged Development <br /> <br />As previously noted, the development timeline for the proposed TCAAP <br />redevelopment is not yet known. The land uses provided in this <br />Comprehensive Plan for TCMP have not been approved by the City and <br />have only been included to provide context for the reuse of the TCMP <br />property. Commercial or residential deveiopment on TCAAP will not start <br />before 2009 with completion before 2030 depending on market conditions. <br />Once a land use plan for the TCMP property is approved, a staged <br />development plan that addresses land use and infrastructure impacts in <br />five year increments will be included with an amendment to this <br />Comprehensive Plan.
