<br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF ARDEN HILLS <br /> <br />CONDITIONAL USE PERMIT <br />T-MOBILE CENTRAL LLC <br />CASE NO. 08-007 <br /> <br />1.0 Recitals. <br /> <br />A. The City of Arden Hills, a Minnesota Municipal Corporation represents <br />that it is the record fee owner of the following described property <br />situated in Ramsey County, Minnesota, to wit (the "Property"): <br /> <br />Parcell: W 190 ft. of N 150 ft of S 162 ft of E l/2 of SE l/4 (subj. to Rd.) in <br />Section 22, Township 30, Range 23, Ramsey County, Minnesota. <br /> <br />Property Tax Parcel Number: 223023410001 <br /> <br />B. On the 8th day of February, 2008, Carlson & Harrington, an agent for T- <br />Mobile Central LLC ("Permittee"), a Delaware limited liability company, <br />submitted a completed application for review of a conditional use permit <br />at 4251 Fernwood Street to install and operate nine (9) panel antennas <br />on the City water tower between a height of 73 and 83 feet as measured <br />from grade; construct a 180 square foot accessory building to the north <br />of the water tower to house electronic ground equipment; install cabling <br />and appurtenances on the water tower to connect the antennae to the <br />electronic ground equipment in the accessory building; and obtain <br />easements from the City for the equipment and access to the site. The <br />plans and specifications are more fully described in the documents on <br />file at the City of Arden Hills in Planning Case 08-007 that were prepared <br />by T-Mobile Minneapolis Market (Project Information, Site Plan, Enlarged <br />Site Plan, and Landscaping Plan dated January 9, 2008; and Sections & <br />Elevations dated February 8, 2008) and date stamped May, 27, 2008, by <br />the City of Arden Hills. <br /> <br />C. At a public hearing on the 5th day of March, 2008, the Arden Hills <br />Planning Commission reviewed the application, the report and <br />recommendations of the Arden Hills City Planner, the comments made at <br />the public hearing, and recommended approval of the conditional use <br />permit (the "CUP") subject to certain conditions. <br />
