/ <br /> <br /> <br /> <br /> <br /> <br /> new development in the Village, not <br /> just residential development, so <br /> that the Village's present vast <br /> amount of privately owned open spaces <br /> with potential for development do <br /> not become exclusively filled with <br /> residential, industrial, commercial, <br /> and other uses; to secure for the <br /> residents of the Village of Arden <br /> Hills the social and physical advan- <br /> tages resulting from the provision <br /> of orderly park, recreational and <br /> • open space facilities; to insure <br /> that in fact such facilities wi11 be <br /> provided; and to preserve, enhance, <br /> and improve the quality of the <br /> physical enviranment of the Village <br /> of Arden Hills. <br /> In accordance with the purpose and <br /> intent of this Sub-paragrph, the <br /> developer of any tract of land in <br /> the Village of Arden Hills which is <br /> to be developed for any ot the uses enumerated in the first sentence <br /> of this sub-paragraph shall dedicate <br /> to the public for public use as <br /> parks, playgrounds, public open <br /> space, or storm water holdzng areas <br /> or ponds, such portion of his develop- <br /> ment tract, not to exceed 15% thereof, <br /> as the Village Council deems to be <br /> reasonable and in fihe public interest, <br /> , taking into consideration the locale <br /> , of the development tract and the <br /> accessibility and serviceability <br /> which the proposed area to be dedicated <br /> i for such public uses will provide <br /> ! for existing and future residents <br /> ' of the Village. <br /> f <br /> ! 3. Delineation of Area to be Dedicated. <br /> The actual area to be dedicated for <br /> public use as parks, playgrounds, <br /> public open space, or storm water <br /> ' holding areas or ponds shall be <br /> ' delineated, in the case of a resi- <br /> dential subdivision under Sub- <br /> c paragraph 1 above, on the subdividers <br /> ~ preliminary plat as required by <br /> ~ Section 6(C)8 hereof, and, in the <br /> case of a development %Tithin the <br /> purview of Sub-paragraph 2 above, <br /> ~ on the developer's site plan in addi- <br /> tion to those items required therein <br /> in Section V(C)2.c. of Ord. No. 99, <br /> the Zoning Ordinance, and any provisions <br /> amendatory thereof. A copy of such <br /> preliminary plat or site plan shall <br /> be referred to the Parks. and Recrea- <br /> -6- <br />
