The new garage size will be 988square foot. The <br />location will be 10 feet away from property line on east side of the lot; and IS feet away from existin fe <br />nce. <br />Certified survey is provided by Kemper and Associates. <br />TREE PRESERVATION ORDINANCE <br />The homeowner wishes to remove 4 trees, to make room for the new garage and clear of utility wires.. According <br />to the ordinance and certified survey, total of 49 "inches" replacement trees would be required. At time of this <br />narrative submittal, homeowners are currently contacting utility company to determine if the four trees in the <br />backyard are not safe because of the wires overhead. It would be nuisance. Homeowner wishes toplant 3 new 6 <br />feet trees along east side of the lot. <br />MATERIALS: <br />The homeowner wishes to have Pre -finished Fiber Cement Siding and Trim with NovaBrik Wainscot at bottom <br />for exterior walls and Asphalt shingles for roof. The color will be determined after the City of Arden Hills grants <br />approval of the Site Plan Review. The homeowner have plan on addition to the house in near future. The shingles <br />and residing during house addition will match new materials of the newgarage. <br />LARGER ACCESSORY STRUCTURE, <br />The zoning code of Arden Hills indicated two accessory structures up to 728 square feet each is all on the <br />homeowner's lot. Keeping the existing garage and constructing smaller second structure would not necessarily <br />require a variance unless going over on lot coverage requirement. However, both garages would take up more <br />space than this single larger garage and would likely not look as nice on the lot. In additionthe existing gamge is <br />already in bad shape and not safe, better off to demolish the garage. While maintain,ing the neighborhood <br />character, the property value will increase on the house and -surrounding properties. <br />APPEARANCE OF GARAGE. - <br />5 -Sheets are provided, that includes existing site conditions, which will be precluded by certified survey; <br />proposed site plan, proposed elevations, and several different views. Those are preliminary elevations, subject to <br />refinement of the elevation desi gn. <br />ZONING CODE: <br />The zoninir code allows homeowner to have Site Plan Review done without variance. <br />
