Arden Hills, MN 55112 June 18, 2008 Re: 1518 Briarknoll Drive variance request Arden Hills City Planning Commission: Our wish is to make it publicly known that we are stoutly opposed to the variance request that has been applied for by Nick and LeAnne Walker at 1518 Briarknoll Drive. We are neighbors to the Walker's immediate east. It is understood that if approved this would bring a 46 foot long, 22 foot high structure within five feet of our west property line. The negative impact this would have on the property value of our home would be financially destructive to us. The property at 1518 Briarknoll Drive is an `ordinary' 100' x 130' lot of which there is nothing that would uniquely require the property owners to have no other choice in their construction but to build up to the five foot city easement on the east side of their property. We believe that the property owners have numerous alternative options in their build plan rather than to bring a structure of this magnitude within five feet of our west property line. There is more than enough footage in the rear of their property to extend the proposed garage to the south opposed to the east. We searchingly question and find it impossible to calculate how the property owners' professional figures submitted to the city can in fact add a third one car garage stall and garage door by adding only 5'10" to the addition of their current garage. We have taken pride in our neighborhood for 23 years. We believe it would be against any good judgment to approve the variance request for which the Walkers have applied.
