"000!!l �fi` EN HILLS MEMORANDUM DATE: January 24, 2008 TO: Meagan Beekman, Planner I James Lehnhoff, City Planner FROM: Kristine Giga, Civil Engineer Greg Hoag, Public Works Director SUBJECT: Planning Case ##08-003 Christensen Estates Plan Review The following are comments based upon a review of the submitted plans: • The proposed project will require permits, including, but not limited to, NPDES, Rice Creek Watershed District and City Erosion Control permits. • Proposed utility (water and sewer service) locations and associated design details will need City Engineer review and approval prior to construciton. Each service shall be individually connected to the main line. Street restoration for utility connections must meet City standards. • While it appears that no proposed retaining wall exceeds four feet in height, more detail will need to be provided prior to construction. Any retaining walls four feet in height and taller must be certified by an engineer. • Please show the location and elevation of the emergency overflow of the southernmost wetland. • Per Zoning Code Section 1330.03, Subd. 5, B.1: "1. For lakes, ponds, and flowages, by (a) an elevation of available flood information and consistent with "Statewide Standards and Criteria for Management of Flood Plain Areas of Minnesota," or (b) placing the lowest floor at a level at least three (3) feet above the highest known water level. In those instances where sufficient data on known high water levels are not available, the ordinary high water mark shall be used." Please review the proposed building elevations for Lots 3 and 4, and adjust accordingly. The 100 - year flood elevation for the wetland has been listed as 881.3.
