"000!!l <br />�fi` EN HILLS <br />MEMORANDUM <br />DATE: January 24, 2008 <br />TO: Meagan Beekman, Planner I <br />James Lehnhoff, City Planner <br />FROM: Kristine Giga, Civil Engineer <br />Greg Hoag, Public Works Director <br />SUBJECT: Planning Case ##08-003 Christensen Estates Plan Review <br />The following are comments based upon a review of the submitted plans: <br />• The proposed project will require permits, including, but not limited to, NPDES, Rice Creek <br />Watershed District and City Erosion Control permits. <br />• Proposed utility (water and sewer service) locations and associated design details will need City <br />Engineer review and approval prior to construciton. Each service shall be individually connected to <br />the main line. Street restoration for utility connections must meet City standards. <br />• While it appears that no proposed retaining wall exceeds four feet in height, more detail will need to <br />be provided prior to construction. Any retaining walls four feet in height and taller must be certified <br />by an engineer. <br />• Please show the location and elevation of the emergency overflow of the southernmost wetland. <br />• Per Zoning Code Section 1330.03, Subd. 5, B.1: <br />"1. For lakes, ponds, and flowages, by (a) an elevation of available flood information and consistent <br />with "Statewide Standards and Criteria for Management of Flood Plain Areas of Minnesota," or (b) <br />placing the lowest floor at a level at least three (3) feet above the highest known water level. In those <br />instances where sufficient data on known high water levels are not available, the ordinary high water <br />mark shall be used." <br />Please review the proposed building elevations for Lots 3 and 4, and adjust accordingly. The 100 - <br />year flood elevation for the wetland has been listed as 881.3.
