Project No. 08127.008 <br />Dear City of Arden Hills: <br />Arby's Restaurant Group is proposing a tenant up -fit on the existing Burger King property at <br />3751 Lexington Ave. N. The shell of the building will remain largely untouched with the <br />exception of the front (please see the existing and proposed renderings). Some interior <br />demolition of partition walls will occur where necessary to meet Arby's needs. <br />As for the site, the parking lot will remain. Two new accessible parking stalls will be added <br />with new signage. The sidewalks will be replaced and will include a new ADA ramp near the <br />accessible stalls. The existing menu board and speaker will be replaced with new Arby's <br />menu board and speaker with overhang (please refer to photo). All other existing site signage <br />will be refaced and painted to match typical Arby's standard signs (please refer to photos). <br />Building signage will be replaced with Arby's signage (see rendering). Two areas of concrete <br />along the drive-thru will be replaced and include new sensors. The existing light poles within <br />the parking lot will be repainted and have their heads replaced. The up -lights at the flag pole <br />will be replaced. The existing dumpster sitting out on the sidewalk will be removed and one <br />will be kept in the garage instead.
