<br />B. Plannin!! Case #08-030: Zonin!! Code Amendment: Special Reauirements in <br />the B4 and I-Flex Districts - Public HearinJ! <br /> <br />City Planner Beekman reported that the City of Arden Hills is requesting that the <br />Commission consider approval of Ordinance 2008-013, to amend Section 1320.10 <br />and Section 1320.12 of the Zoning Code regarding Special Requirements for the <br />B4 and I-Flex Districts. She provided background and stated that the Staff <br />recommended approval of the proposed zoning code changes. The purpose and <br />intent of the B4 and I-Flex Districts is not proposed to be altered; however, the <br />procedure for approving minor and insignificant building and site modifications <br />would be exempt from the current CUP process. Staff feels that this would better <br />promote minor site upgrades and improvements, while maintaining the intent of <br />the regulations. All site and building modifications would continue to require <br />administrative review and approval and all applicable permits would continue to <br />be required. <br /> <br />City Planner Beekman showed the Commission zoning maps and stated that the <br />Staff recommends that the City do long-range visioning for both of these districts. <br />She stated that both are more industrial in nature than the adjacent B2 or B3 <br />Districts. <br /> <br />Discussion ensued. <br /> <br />City Planner Beekman stated that, if approved by the Planning Commission, this <br />would go before the City Council at their December 8, 2008, meeting. A Public <br />Hearing would also be required. <br /> <br />Vice-Chair Thompson opened the Public Hearing at 7:17 p.m. <br /> <br />There being no public input, Vice-Chair Thompson closed the Public Hearing at <br />7:19 p.m. <br /> <br />Vice-Chair Thompson inquired whether there were any comments from the <br />Commissioners. <br /> <br />The Commissioners had no further comments. <br /> <br />Commissioner Holewa moved, seconded by Commissioner Modesette, to approve <br />Ordinance 2008-013, to amend Section 1320.10 and Section 1320.12 of the <br />Zoning Code regarding Special Requirements for the B4 and I-Flex Districts. <br /> <br />The motion carried unanimously (6-0). <br />
