<br />above listed plans shall be eLiminated. The remalnlng direct, <br />untreated discharges shall be eliminated in subsequent phases. <br /> <br />10. The City of Roseville shall receive a set of plans for review. <br /> <br />11. The applicant shall supply the required number of ADA accessible <br />parking spaces prior to the issuance of the occupancy permit for the <br />University Commons. <br /> <br />12. The applicant shall obtain all necessary permits, including, but not <br />limited to, NPDES, Rice Creek Watershed District, Ramsey County and <br />City Erosion Control permits, prior to the execution of the Site Plan <br />Agreement. <br /> <br />B. Conditions relating to use of site: <br /> <br />1. The loading dock for Community Life Commons will be properly <br />screened as to not be visible from adjacent properties. Garbage and <br />delivery trucks shall be prohibited to the Community Life Commons <br />between the hours of 7:00 pm and 7:00 am. <br /> <br />2. The loading dock lighting shall not be permitted to be in use when the <br />loading dock is not in use. <br /> <br />3. If sound amplifying equipment is used on the campus green it shall be <br />directed away from neighboring residential properties. Activities on <br />the campus green, in accordance with the approved Master PUD, shall <br />not extend past 9 pm, except once per semester when they can <br />extend until 10 pm. Upon completion of the project the City may <br />require additional sound mitigation measures to further reduce or <br />eliminate noise impacts from the site if the City finds that noise <br />generated from the site is causing a nuisance. If any complaints <br />regarding noise are made to the City, the applicant shall be <br />responsible for providing decibel measurements from the property <br />line. <br /> <br />4. A seven foot six inch fence shall be constructed to screen the loading <br />dock from adjacent residential properties. <br /> <br />5. Upon completion of the project, the City may require additional <br />vegetation, berming, fencing, and/or other types of screening to <br />further reduce or eliminate light from the site if the City finds that <br />the lighting is not in conformance with the approved Master PUD. <br /> <br />6. Northwestern College shall continue to be responsible for regular <br />maintenance of the underground infiltration basin. <br /> <br />7. The applicant shall supply the City with as-built plans upon completion <br />of construction. <br /> <br />Dated: 11 th day of May, 2009. <br /> <br />3 <br />
