5-1 District Design Guidelines: 1) This will be a place to work, and receive goods. 2) The plan promotes pedestrian friendly improvements, and creates distinct identity at the gathering space. 3) The sidewalks and the connections to the gathering space are specifically designed for people to gather and socialize, and to be visible to County Road E. 4) Design Guidelines will be adhered to and are discussed below. 5) The plan is integrating the boulevard concept into the proposal and is providing areas for greenery to be included along the public way. 5-2 Planning and Design principles: 1) The standard pharmacy design is afree-standing store. The proposed plan is more urban and increases use and density by providing additional retail portions attached to the pharmacy and another building in close proximity to the pharmacy. 2) The plan is specifically retail in use, and adds to the district mix of uses in the district. 3) The buildings face the public street and the "Main Street" at the entry. 4) There is a high quality of design which is similar to designs promoted in the Guiding Plan. 5) All buildings have been placed between the street and the surface parking areas, except for the parking in the low lying corner of Lexington and County Road E. 6) A generous amount of landscaping will be provided at the intersection and at the entry drives. 7) Pedestrian improvements are being made for this site, which will also provide better pedestrian access for the entire center. 8. Letter of Support from Arden Pharmacy Attached to the end of this written statement is a letter of support from Ron Johnson, owner of Arden Pharmacy.
