Circulation Plan: <br />1) The area in front of building one and three is one way traffic. We believe the 90 degree parking <br />is still appropriate for this layout. <br />Grading and Erosion Control Plan: <br />1) The landscape retaining walls will be a square edge modular masonry wall. We will provide <br />samples of what we are thinking for these locations. <br />Signage: <br />1) Buildings 2 and 3 are to meet the requirements of the signage area requirement. We do not <br />know how many tenants will ultimately be in the building. The drawing represents approximate <br />sizes and locations. <br />2) The Walgreens wall signage area does exceed the 80 sq.ft. requirement. The Walgreens is <br />intended as 3 -sided architecture, and therefore 3 -sided signage is also appropriate. Two of the <br />facades face the public way directly, and the third facade (west facing) will be facing the <br />eventual access from the stoplight. We have added architectural enhancements to the West <br />side in this revision to support the 3 -sided nature of the building. We feel it is necessary to have <br />signage on three sides for identity and way -finding. <br />Design Standards: <br />1) Additional architectural treatments have been added to the west side, as well as a horizontal <br />band to the north and east sides to provide additional articulation to the facade, in lieu of <br />planted areas. <br />2) We believe the mechanical equipment will not be visible in the current design based on the <br />height of the parapet wall, and the location of the roof -top units in plan. As the building goes <br />through refinement we understand that these must not be visible or need to be screened. Thus <br />the mechanical units will meet the requirement once exact specifications and locations are <br />determined. <br />County Right -of -Way acquisition: <br />The plan can accommodate the future right of alignment as outlined in the letter from Ramsey County. <br />The buildings will function in their current locations, although there may be some narrowing of the <br />north drive aisle. This impact should only affect semi -trailer movements and not automobiles or smaller <br />trucks. <br />If I have missed any explanations to the notes please let me know and we will provide additional <br />information. Otherwise I believe the drawings will accommodate the comments.
