I
This requirement is met by the proposed application. Extensive pedestrian
connections are provided throughout the site. These are proposed to be concrete
sidewalks with painted crosswalks connecting them across streets.
2. A sidewalk shall link the primary entrance of each building on site with the public
sidewalk network. In the event a building is subdivided into multiple separated
tenant spaces, a sidewalk must link the primary entrance of each separated tenant
space with the public sidewalk network.
This requirement is met by the proposed application. The applicants are willing
to place a pedestrian connection that connects to the public sidewalk system at
the corner of County Road E and Lexington with stairs behind the gateway sign.
However, Staff is recommending that the access point be moved to the west and
be situated nearer the primary entrance of Building 1. The reason for this is to
reduce the number of pedestrian and vehicle conflict points by significantly
reducing the amount of parking lot and driveway area that needs to be traversed
by pedestrians entering the site. Moving the pedestrian access to this point also
eliminates the need to alter or remove the access in the event that the County
expands County Road E in the future and adds a turn lane in this location.
3. Bike racks shall be required near a public entrance of all buildings.
This requirement is met by the proposed application. Bike racks are proposed
near the entrances of all five buildings.
4. Internal sidewalk systems shall connect with adjacent planned or developed
public sidewalks or trails.
This requirement is met by the proposed application. The internal sidewalk
system connects with the public sidewalk system at three locations; along County
Road E adjacent to Building 1, and at the driveway entrances at both County
Road E and Lexington Avenue.
5. The grades of all walks, parking spaces, terraces, and other paved areas shall
conform to the requirements of the Americans with Disabilities Act.
This requirement is met by the proposed application. The grade at the corner of
County Road E and Lexington is too steep to allow an ADA accessible ramp;
however, all other paved areas will meet this requirement.
6.
