Plan Evaluation <br />A General Zoning Regulations <br />n e ulat ons <br />g <br />The Ramsey County Public Works Facility <br />currently meets all the zoning regulations of the <br />Civic Center Zoning District with the exception <br />of a 48 -foot height for Building 3 (salt and sand <br />storage), approved through the original CUP. <br />The 1,800 square foot addition to the Ramsey <br />County Sherriff Patrol Station (Building 4) will <br />not affect conformance with the zoning <br />requirements. The height of the addition will be <br />just over 17 feet and greatly exceeds all the <br />setback requirements. The proposal will also <br />have a minimal impact on surface coverage. The <br />portion of the site occupied by structures will <br />increase from 18.6 percent to 18.9 percent while <br />total impervious surface coverage will increase <br />from 759 to 76.0 percent. Landscaping and Tree Preservation — Meets Requirements <br />Because the proposed plans do not increase the area of the facility by more than ten <br />percent, the City's landscaping requirements are not impacted. The addition will not <br />require the removal of any trees or established vegetation from the site and the original <br />landscaping plan will remain in effect. <br />C. Lighting — Meets Requirements <br />The location and arrangement of lighting on the site will not change as part of the <br />expansion. No additional exterior lighting will be required as part of the proposal. <br />D. Screening — Meets Requirements <br />No new rooftop equipment will be installed as part of the proposal. <br />E. Parking and Traffic —Meets Requirements <br />The number of parking stalls will not be changed by the proposal.
