ARDEN HILLS CITY COUNCIL WORK SESSION - JANUARY 20, 2009

20

Councilmember Grant stated this site was a front door entrance to Arden Hills,
which made the development of this parcel crucial. He encouraged the Walgreens
building to be dressed up a bit more as laid out in the B2 design standards.

Councilmember Grant agreed that the City should know what the full build out
would be, along with the parking needs and placement of the retail building. He
commended the group on the number of pedestrian walkways. Councilmember
Grant stated he was excited for possibilities with this development and the synergy
of uses being brought together on this corner.

Councilmember McClung stated there were numerous issues raised tonight by
Council and that they would need to be seriously considered before a final plan was
approved. He explained the function of a final build out should be well thought
through considering the alignment of the entrances and access to County Road E.

Councilmember McClung indicated this was a prominent property along the B2
zoning district and that if the City did not hold firm to the plan it would set a poor
standard. She indicated however that a solution would have to be
reached.

Jon Commers stated he was present to gather information but that he has been in
communication with Mr. Wellington as well as the City.

Mr. Spack thanked the Council for their time and comments on this site plan. He
indicated it was very helpful to address these items before plans were finalized.

Community Development Director Lehnhoff encouraged the Council and
Planning Commission to forward any further comments or questions to him.

2.
