This intent of this requirement appears to be met. The development would <br />provide on -site recreation areas for tenants including play areas and seating <br />areas. <br />2. Benches and decorative plantings shall be provided near the primary entrance of <br />all buildings on a site. <br />This requirement appears to be met. <br />3. Restaurants shall include a functional outdoor seating area with tables, chairs, <br />plantings, and access to the restaurant. <br />Not Applicable. <br />H. Screening. <br />1. Trash and recycling equipment, materials, and containers shall be fully enclosed <br />and integrated into the architecture of the buildings. <br />This requirement would be met. <br />2. All mechanical equipment, whether roof -mounted or ground -mounted should be <br />integrated into the architecture of the building. It shall be completely screened <br />from the ground -level view of adjacent properties and public streets. Wood <br />screening shall not be permitted. <br />This requirement would be met. <br />3. Truck docks and delivery areas shall face away from the public street and shall be <br />integrated into the architecture of the building. <br />This requirement would be met. There would be minimal need for truck docks. <br />Garbage and recycling removal would be required. <br />I. Landscaping. A generous amount of plant material and landscaping shall be used on <br />all new development and redevelopment sites. Office parking areas shall include a <br />generous amount of perimeter and internal landscaping. Parking structures shall be <br />visually softened with plantings. A minimum of one tree shall be placed along the <br />right-of-way every forty (40) feet. The tree shall not interfere with the roadway and <br />shall be on private property. <br />This requirement appears to be met. The submitted documents do not show enough <br />detail to calculate exact landscaping requirements.
