Ital'- <br />�RZEN HILLS <br />CITY OF ARDEN HILLS <br />MEMORANDUM <br />DATE: September 4, 2009 <br />TO: James Lehnhoff, Community Development Director <br />FROM: Meagan Beekman, City Planner <br />SUBJECT: Arden Village — Preliminary Design Review <br />The following review is based on preliminary information provided by Sand Companies, <br />Inc. in regards to the Arden Village housing proposal. The City Council requested that <br />Staff examine the proposed development through the lens of the recently adopted design <br />guidelines for the B2 and B3 Business Districts. While the proposed project would be <br />located outside of these zoning districts, this project would require a zoning change and <br />would likely be reviewed through a PUD process, which would allow the City to impose <br />greater design review scrutiny in exchange for other flexibilities in the Zoning Code. <br />Findings Summary <br />Since the project is in the concept stage, much of the information needed to a complete a <br />review has not yet been prepared by S CI. However, based on the submitted information, <br />a preliminary review finds that the known aspects of this project are in substantial <br />conformance with the City's design guidelines. Although many aspects of the design <br />guidelines remain unknown due to the early stage of the project, it is likely that most, if <br />not all, pertinent design standard requirements could be achieved. <br />The rest of this memo includes excerpts from the Section 1325.05 Subd. 8 of the Zoning <br />Code, which is the B2 and B3 Zoning District design standards.
