2. Project Description
The 2.76 acre site currently includes a communications tower and a 1,600 square foot
equipment building on the south side of the lot. The applicant proposes to subdivide the
property into two lots and maintain the existing tower and equipment building separate from
the housing development.
The proposed four-story building would consist of 55 housing units with one to three
bedrooms, a 55 stall underground parking garage, and a 55 stall surface parking lot. The
development would include a tot lot playground and picnic area for residents. As part of the
park dedication requirement, the applicant is proposing to construct an approximately 1,680
foot trail along the south side of County Road F that connects their property with the
sidewalk Land O' Lakes completed last year, which connects to Lexington Avenue. The
details of this trail are still being worked out with the County and the developer.
This proposal technically includes seven requests:
1. Conditional Use Permit Amendment of CUP 72-024
2. Comprehensive Plan Amendment to amend the 2030 Comprehensive Plan Future
Land Use map designation of the property from "Utility" to "Multiple Family"
3. Rezoning from I-1 to R-4
4.
